If there was any question about investor confidence in the Athens real estate market, recent development announcements have provided a clear answer.
Over the past several months, two significant student housing projects have moved forward near the University of Georgia, representing well over 2,000 new student beds and more than $200 million in combined investment. With multiple large-scale student housing developments now under construction, Athens continues to reinforce its position as one of Georgia’s strongest multifamily and commercial real estate markets. For commercial real estate investors, these projects represent much more than additional student apartments—they reflect long-term confidence in the Athens economy, the University of Georgia, and the region’s continued population growth.
The largest recent announcement comes from Core Spaces, which has broken ground on Hub Athens Dougherty, a 536-unit, 1,656-bed mixed-use student housing community near downtown Athens and the University of Georgia. The development is expected to cost more than $150 million and is scheduled for completion in 2028.
At the same time, CCI Real Estate is developing 290 Lumpkin, an approximately $67 million mixed-use community adjacent to campus that will deliver 243 apartments totaling 353 beds with ground-floor retail, structured parking, rooftop amenities, and new facilities for Baptist Collegiate Ministries. The project is expected to welcome residents in 2027.
These projects demonstrate that developers continue to invest heavily in premium locations within walking distance of the University of Georgia.
These projects are not happening by accident. Athens offers many of the characteristics institutional developers seek when investing in multifamily and student housing:
These fundamentals have helped Athens remain one of the Southeast’s most attractive student housing markets, even as broader commercial real estate sectors experience changing market conditions.
While the headlines focus on apartments, these developments create opportunities across multiple commercial real estate sectors. New residents generate demand for restaurants, coffee shops, grocery stores, retail businesses, fitness centers, and professional services. Construction activity supports local contractors and suppliers, while infrastructure improvements can encourage additional private investment nearby. The Hub Athens Dougherty development also illustrates how public-private partnerships can create lasting community benefits through parking, utility improvements, historic preservation, and public gathering spaces. For commercial property owners, this increased activity often translates into higher foot traffic, stronger retail demand and continued interest in redevelopment opportunities throughout downtown Athens.
At Atlas Real Estate Advisors, we believe these developments reinforce what we’ve seen throughout Northeast Georgia for years: Athens continues to be one of the Southeast’s most resilient commercial real estate markets. Whether you’re evaluating Athens multifamily investments, commercial real estate near the University of Georgia, mixed-use development opportunities, or commercial land in Athens and Oconee County, understanding the broader market trends is essential. Large institutional investments like Hub Athens Dougherty and 290 Lumpkin are more than construction projects—they are long-term votes of confidence in the future of Athens.
